Pricing your House or Condo


Determining the best listing price is a strategic process. 

First we need to review your house or condo and make notes of all the most important details.

This will include the age of your property, the usual how many bedrooms, bathrooms, parking, is there a pool, but also any updates/reno's and special features. Many newer bigger houses may have a home theater, wine room, etc.

If you are selling a Condo we need to look at what the building offers in amenities and how the maintenance costs are compared with other buildings.

We will prepare a current in-depth CMA (Comparative Market Analysis) to show you what similar properties on your street or building and in the immediate neighbourhood have recently sold for and what other properties are currently for sale on the market and for how much. This will allow us to more accurately determine what your house or condo will most likely achieve in the current market.

We will also discuss with you if we feel it would be the right decision to hold an “Offer Date” We will explain the possible benefits and downside of this strategy. 

We all want to get as much as we can for our homes. Pricing your home correctly is extremely important in this competitive market. It can make the difference of your home selling fast or sitting on the market for a longer period of time. Open houses - Still prevalent and we do them. However, some sellers may prefer not to have them, so we will discuss this with you.

When an offer is submitted to us on your behalf, we let you know that we have an offer and arrange a time to review the offer with you. We can review this offer with you in person or if you prefer, we can email the offer to you and discuss over the phone. Over the last several years a lot of offers that need adjustments, signing back and getting accepted are done electronically, but we have no problem to do everything in person like the good old days.


Offer dates


Over the last several years because of the continued strong market, It has become very common to hold “Offer Dates “ and there may be more than one offer to review on that offer date. Regardless of how many offers may come in, we will review them with you and decide how to proceed.. There also may be "Pre-emptive" offers (better known as Bully offers) that may show up before the offer date.

Regardless if there is one or multiple offers, we will go over every offer with you and help you determine if it is the right offer to accept. Ultimately the decision is always yours to make.
