Knowing your limit will help you stay focused when you start looking at properties. It’s ok to have a range and buy something in that range, but try not to go that much over unless you feel you can afford it.
Most buyers will be getting some level of mortgage financing when they buy. It is always good to speak with a mortgage broker or your banks Mortgage specialist who will help you crunch the numbers and possibly set up a pre-approved Mortgage so you will be much more prepared to make an offer when the right property comes along.

What are you looking for
It is always an exciting time looking for a new home. There are many great neighbourhoods in and around Toronto. Sometimes you may have several areas that interest you.
What type and size of home do you want ? Single-family detached, semi-detached, town-home, condominium or maybe even a loft ? Then you have to consider all the features that are important to you. The “must haves” and the “would be nice to have”.
Once you know the price range you are comfortable with and narrow down the neighbourhood(s) where you want to be, it will help you focus more on looking at specific properties.
Search the MLS on our site
You can search the MLS system directly on our site under the “Search” tab. You can do a general search or search by Neighbourhood that will show you what is available for sale on the MLS in that particular neighbourhood. You can search both Houses and Condos.
The market is ever changing and many properties sell very fast. Some listings may be here today but gone tomorrow. If you see anything that interests you, let us know and we can book an appointment to go have a look in person.
Buying Off Market
Sometimes it is hard to find exactly what you want on the MLS at any given time.
As we mentioned above, the Toronto market moves very fast and when new listings come out, depending on the neighbourhood and property, it may sell within a week..sometimes in a few days. Some properties may be set up for an offer date (Bidding war) that not everyone is comfortable being part of.
We have had success in finding homes for many people “Off Market” These are properties that are not on the MLS system yet. We have a large network of agents that we collaborate with and there are often a handful of houses and Condos that may be coming to the market soon but are still in the process of getting ready.
If you let us know what you have in mind and the timing is right, we may come up with that special home you have been looking for before it may come on the market.
Making an Offer
Before making an offer, we will review with you the latest selling data of other comparable properties that are on the market or have recently sold, so you will have a good feel on how much to offer. There are a lot of things to consider. The asking price, what closing date you need, any conditions you may want to include, possible multiple offer situations, possible counter offers if there is a sign back...etc.
Some properties get a lot of interest very fast and we may have to bring an offer quickly to have a chance to get it. Some listings may sit on the market a bit longer and there may be time to consider before making a quick decision.
Every situation is different and depending on many factors it will determine how we proceed.
